Getting started is fun and exciting but can also be overwhelming and confusing at the same time. You may have questions such as where do we start and what is next? We’ve been through the process many times and are here to help. You’ve probably been researching online, reading a few log home magazines and visited a log home model or two and now it is time to get serious.
First is the ballpark price estimate of what you want to build. You may or may not have a sketch at this time but you have a pretty good idea of what you want and how much you want to spend. Keep in mind this ballpark number is a rough estimate and will be a price range.
To get started on the next steps you need to have your land purchased or soon to be purchased. The plans will be drawn to fit the building site that has been chosen on your lot. Site conditions such as a walkout basement or anything else that will impact the plans and budget will be noted and picked up on the plans.
We will work with you from your ideas and rough sketch to a completed plan while working with your budget. Our home designer will draw that home to meet all local codes where you are building while incorporating your ideas and needs. Snow load, wind shear, framing, overhangs, egress, supports and floor system spans are all part of the design as are all required safety items. Log size, log corner style and interior log locations if any will be noted. We’ll also note which walls and ceilings will be knotty pine tongue and groove or drywall. All impact construction and materials costs. These are preliminary plans and can be modified yet.
Kitchen and bath design is completed. Countertops, plumbing and lighting fixtures can be selected and priced along with flooring options. All of these impact final costs so we will need them for the next step.
There may be a few changes to the first draft of plans and we expect that. Once we have things the way you want them we will now move on to the bidding process. The plans and specs are sent to all of our suppliers and subcontractors. Once we have final numbers we will get them all put together and have another meeting to go over everything with you and answer any questions. If all the numbers are good to go we will move forward with the contract and finalize the plans. At this time, there are no more changes and we are moving forward with finalizing and engineering the plan.
If you have a lender for construction financing they are going to need the plans, elevations, building specs and pricing for their appraisal. We’re very familiar with this process and will work with you and your lender. If you do need construction lending we do have some lenders we can refer you to. They understand log home construction and the value of a log home.
Once all of the above items fall into place we can pull all the required permits and get started on your dream log home.
