Estimated Log Home Build Costs with Related Expenses
These estimates are based on construction costs we are seeing going into the 2021 building season here in Chisago county and the surrounding areas in Minnesota. We are using a 1500 Sq. Ft. home (main floor and loft square footage total) with an unfinished basement for the ballpark cost estimate below. Currently, building materials are increasing in price so these estimates will change but will give you an idea of current costs and what needs to be budgeted.
Complete half log materials package with 8” peeled half log and turnkey labor. Includes excavating, backfill, footings and foundation, HVAC, electrical, plumbing and fixtures, flooring, cabinetry, vanities and laminate countertops. Roofing materials and labor, all interior and exterior doors, windows and trim. Painting and staining are also completed. $295,000.00 to $325,00.00 ballpark estimate for turnkey project.
Items Not included in the above estimate:
Interior options such as granite tops, appliances, tile showers, in-floor radiant heat and upgraded flooring are not included in the above estimate. Oversize garages, porches, decks, dormers and prow fronts would also add to the above estimated build costs.
Land/Lot Improvements, Permits and Utilities:
Perc Test and Septic Design: $400.00 - $550.00 estimate
Septic: $8,000.00 - $15,000.00 (Actual cost determined by soil conditions on site)
Well: $6,000.00 - $9,500.00 - Estimate only. Actual costs vary by location
Building Permit: $3,000.00 - Approximate. Varies by county and/or township
Driveway: $3,000.00 - Allowance. Culvert not included. Length of driveway, soil conditions, tree cutting and stump removal are factors of final costs.
Electricity to site: This is determined by the local utility company. Most are around $8.00/foot and usually charge a new construction fee of around $500.00 as well.
Propane or natural gas: Current market rate for propane. If natural gas available the hook up fee will determined by the local utility and length of run.
Site prep: Items not included in above estimates are tree and stump removal and any fill that would need to be hauled in. Site conditions such as clay, rock, steepness and high water table are some items that can add costs. Retaining walls if needed for a walkout would also be extra.
Land cost: Not included
Landscaping, irrigation sytstem, sod or grass seed not included. Retaining walls, concrete patios, sidewalks and driveway aprons also not included in above estimates.
Keep in mind the above cost and budget example is an estimate based on current costs we are seeing. Actual costs for your log home on your lot could vary due to site conditions and style of home but at least this gives you an idea of what all needs to be included in your total budget. A rustic hybrid home will build a bit less expensive than a log home so keep that in mind while you are working on your total budget.
As you can see, there is a lot more to costs than the log home package and that is why we stress to look at total costs and not focus too much on what is or isn't included in the package.
